These terms govern your use of the Realization platform (realization.pt), operated by Realization Unipessoal LDA (NIPC 517298961), holder of AMI license 25459 issued by IMPIC I.P. By creating an account or using any part of the platform, you agree to these terms.
Realization is a licensed real estate mediation platform that connects property owners with resolution pathways and connects investors with curated investment opportunities in Portugal. The platform provides:
You are responsible for maintaining the confidentiality of your account credentials. You must provide accurate and current information during registration. Each account is personal and may not be shared or transferred.
Access to Tier 2 deal rooms requires a one-time tollgate payment of EUR 49 per property. This payment grants the commercial dossier for that property — exact asking price, document pack and extracts, the resolution plan with timeline and costs — together with the deal room and a deal expert who arranges viewings on your behalf.
The property's exact address and its registry references (artigo matricial and descrição predial) are released when the deal reaches the negotiation stage. Realization is the licensed mediator for every transaction on the platform, and these references follow the transaction rather than the tollgate payment.
Tollgate payments are non-refundable once access has been granted, except as required by applicable consumer protection law.
The platform uses AI to generate property analysis, professional solution paths, and match scoring. AI-generated content is provided as an analytical aid and does not constitute legal, financial, or professional real estate advice. All AI outputs are reviewed by licensed operators before being shared with clients.
Tier 2 property information — including pricing, documentation, and, once released, the exact address and registry references — is confidential and shared exclusively with the paying investor. You agree not to share, reproduce, or distribute it to any third party without written consent from Realization, and not to use the registry references to approach the owner outside the platform.
You agree not to attempt to bypass the platform to conduct direct transactions with property owners or investors identified through the platform. Realization acts as the licensed mediator (AMI 25459) for all transactions facilitated through the platform.
Realization provides the platform on an “as is” basis. While we strive for accuracy in all property information and AI analysis, we do not guarantee the completeness or accuracy of any content. Our liability is limited to the amount you have paid to us in the 12 months preceding any claim.
These terms are governed by Portuguese law. Any disputes shall be resolved in the courts of Lisbon, Portugal.
